Rozelle Village Addresses Government Feedback with Modified Design

Rozelle Village Pty Ltd has addressed feedback from the NSW Department of Planning and Infrastructure and today submitted a modified design for its proposed residential and retail development.
The modified development design includes a 16 per cent reduction in floor area and reduced height of the two towers, one now 22 storeys and the other 17 storeys. The design also reflects reduced building mass with the proposed towers now slimmer and with floor plates of equal size, separated by a larger space of 24 metres.
The external light weight cladding has been upgraded to a composite metal panel with a high-grade finish and is combined with a high-performance glazing to provide a high quality appearance.
A new residential configuration reflects the changes with the development now offering 125 one bedroom, 133 two bedroom and 14 three bedroom apartments, and car parking spaces reduced by 21 cars.
The lower level configuration has been retained, including a 2-3 storey podium for commercial use and a dedicated area for the Balmain Leagues Club, to be home to the Tigers.
A road safety audit of the proposed vehicle access arrangements was undertaken and the results incorporated in the revised development design.
Changes to traffic flow include the pedestrian laneway between Victoria Road and Darling Street being restricted to pedestrians and cyclists, and other areas restricted to vehicles except for private property access.
Traffic modelling was also expanded to consider an additional intersection, the revised traffic generation and distribution expected from a reduced sized development, additional background on traffic growth from areas outside Rozelle Village and consideration of bus travel times along Darling and Roberts Streets.
Rozelle Village Managing Director, Ian Wright, said his team was committed to the return of the Tigers to Rozelle and believes the new design addresses all points raised by the Department.
“What we now have is an exciting design that represents the best solution to meet everyone’s needs.
“The community will benefit from new jobs and accommodation, and the Tigers will have their new home,” Mr Wright said.

Anything must be better than the rat infested hole it is now. The residents need to stop whinging and allow redevelopment to progress.

Sad thing is that Tigers Leagues Club will not own the new land/premises. They will be a renting tenant.

This project needs to be resolved and decided upon for all parties.

Unfortunately I dont see it being approved.
The locals prefer the building for it's current use - A decrepit building home to vermin and heroin addicts.
It's sad to think if what we could have but are being denied

Some important lessons are to be learnt from the Souths leagues Club redevelopment.
They gave away their assets to a developer in exchange for a new premises, the football club raped the money and the Club is now gone.
They would be better off redeveloping on a smaller scale by themselves.
 
Their is such a strong resident action group I doubt it will get off the ground even in its revised application.I can see both sides to the argument having been a resident in the area, but one thing is for certain any development would be better than what they have now. Also if the Tigers fail in their application,someone will come along and buy the site for a song and re badge the development and with the help of some people in high places, get it up and running. Seen it all before, its not the application that is the problem, its the lack of pull they have in the big end of town.If it was Packer, it would have been higher,the light rail would be operating and the NSW government would be footing half the bill!!!!!!
 
The government stuffed us up< they wanted it , we should try to re-sell it back to them. I would love to see it sell, but the developer has to make money too, and that means big tall buildings with lots of units. What ever happen to the political support for the area? What a shame.

Comment about block above very funny - nice one! Also agree about comments about more connections being required. The pull packer has in this country is criminal.

Anyone know what's in this for the Tigers? Do we get a payout for the land and then rent the premises back. What is the size of the payment?
I read a very damning article on Benny's involvement in this. Sounded very very shady - even with the required pinch of salt.

Ugly.

So out of proportion and design with the area.
 
Looks like Wests (Magpies) Ashfield are the only legit financial stakeholder in Wests Tigers.
Can they finance everything long term & are they willing to do so?
If not, Wests Tigers licence will be revoked by the NRL.

Maybe then the Canterbury Bankstown BULLDOGS can finally swallow up the cherished Campbelltown/Macarthur juniors.
Good luck to them. I am sure they will manage their operations in a more professional manner.

To the previous & current people in power who are responsible for the demise of Balmain, Wests & now possibly the Wests Tigers, shame, shame, shame :rant
