Rozelle Village Addresses Government Feedback with Modified Design

Rozelle Village Pty Ltd has addressed feedback from the NSW Department of Planning and Infrastructure and today submitted a modified design for its proposed residential and retail development.
The modified development design includes a 16 per cent reduction in floor area and reduced height of the two towers, one now 22 storeys and the other 17 storeys. The design also reflects reduced building mass with the proposed towers now slimmer and with floor plates of equal size, separated by a larger space of 24 metres.
The external light weight cladding has been upgraded to a composite metal panel with a high-grade finish and is combined with a high-performance glazing to provide a high quality appearance.
A new residential configuration reflects the changes with the development now offering 125 one bedroom, 133 two bedroom and 14 three bedroom apartments, and car parking spaces reduced by 21 cars.
The lower level configuration has been retained, including a 2-3 storey podium for commercial use and a dedicated area for the Balmain Leagues Club, to be home to the Tigers.
A road safety audit of the proposed vehicle access arrangements was undertaken and the results incorporated in the revised development design.
Changes to traffic flow include the pedestrian laneway between Victoria Road and Darling Street being restricted to pedestrians and cyclists, and other areas restricted to vehicles except for private property access.
Traffic modelling was also expanded to consider an additional intersection, the revised traffic generation and distribution expected from a reduced sized development, additional background on traffic growth from areas outside Rozelle Village and consideration of bus travel times along Darling and Roberts Streets.
Rozelle Village Managing Director, Ian Wright, said his team was committed to the return of the Tigers to Rozelle and believes the new design addresses all points raised by the Department.
“What we now have is an exciting design that represents the best solution to meet everyone’s needs.
“The community will benefit from new jobs and accommodation, and the Tigers will have their new home,” Mr Wright said.
