Home buyers ripped off

Just read an article on this happen g to a couple on QLD.... Googling it seems it's happening a bit.

Would a conveyancing solicitor have avoided these problems for these buyers

I'd never buy off the plan anyway... Work. In building. Management. And. See. The quality of new constructions, very poor

Didn't realise off the plan could be advertised before a SA was approved.... Terrible




Harish Samineni saved for years for a deposit for a piece of land on Sydney's outskirts where he planned to build his dream home for his family.

He signed a contract in February for the land in the Futurity Rise estate in Box Hill, one Sydney's newest suburban frontiers, 50 kilometres from the city.

But he says he was shocked when the contract was recently rescinded by the developer because of a sunset clause pending on a successful development application before council.

He later found out the developer did not own the land.

Wife's a conveyancer and paralegal. Almost certainly would have avoided these problems with one. Every place she's worked they've had pretty thorough processes to avoid this type of shit.

If they did use a conveyancer it might have been sloppy.

Off the plan shit is always fraught with danger. They reserve the right to change the plans, make the spaces smaller and as you say the workmanship is third world.

If they did use a conveyancer it might have been sloppy.

Off the plan shit is always fraught with danger. They reserve the right to change the plans, make the spaces smaller and as you say the workmanship is third world.

Off the plan is a mess. We looked at a place a few years back and it only took a basic reading of the contract to realise that you had no power and could easily end up with something entirely different to what was offered.

light switches, power points, taps cupboard handles
light fittings etc.... The end result is often
very different and very cheap

Very brave doing off the plan at the moment with skyrocketing costs of building.

Yeah. Just priced one here in wellington. Sold off the plan. The cost came in 3 million over plan for the whole build. Last year you could do it for the 7.5m budget.

Property developers I heard here in Sydney make 300k profit after expenses per unit, in some cases more.

Slap together a block of 10 in 2 years and 3 million if that's the case. No wonder even flats are way overpriced.

Cartelish like behavior requiring an endless stream of immigration to feed developers thirst for wealth crowding out existing communities sometimes in less than 10 years in certain areas.

They must feel it's just to easy.

And good luck if your a supplier or contractor getting paid in some cases.
 
We bought our apartment off the plan but the building was not for off being completed maybe 6 or 8 months.

Whilst we are happy with the build, there have been a few issues which raises questions about the quality of trades people developers use. In some instances I question whether they are actual trades people or just cheap laborers.
