A lot of your points don't appear to hold up - e.g. why would a game between us and the Roosters sell out? We last played there in 2013 against Manly, 12k turned up.
There were some pretty strong crowds up there 5-6 years ago, but the games and crowds seem to have dropped off over the last couple of years. CC Council have taken back the lease from Singo, so perhaps the financial reward for moving a game up there isn't what it was?
