The Club Should Build a New Stadium.

I was reading about the recently promoted Brentford FC (Western London UK) and how they built a state of the art 17,500 seat community stadium that opened in 2020 back when they were in a lower division.

They share the ground (and some of cost) with London Irish RU and in partnership with a developer who redeveloped their old home ground into housing.

Real Estate in South West Sydney (land that is) couldn't possibly be as expensive as London where the land Brentford bought was an industrial area (there was a lot of demolition involved).

Surely the Wests Tigers via the rivers of gold from Ashfield, contributions from possible partners like Macarthur Bulls FC or other could buy a big enough plot of land to build a 25,000 seat stadium offset by building a little community around the stadium with residential units, shopping centres etc etc.
They could possibly even get some state & federal funding towards it (as there is a housing crisis) and the state would get a new stadium without paying as much as it would otherwise.

If a (then) lower division English Soccer Club could do it, I can't see why Wests Tigers couldn't.

 
That stadium cost approximately $140m AUD to build in 2017. The issue isn't land costs, although even in south-West Sydney that's a factor, it's the building costs.

Also the ideal site is probably Campbelltown Stadium. Who would give us say $500m minimum to build a stadium when there's already one there?

I'd also suggest Macarthur FC aren't the solid anchor tenants you make out. I'd suggest they're a dubious long-term prospect. And again, why would they move or invest in a stadium when there's already one for them to use?

A stadium owned by the club would be an asset. It could generate income via naming rights and other forms of sponsorship. Also, as a community stadium it could be used as a venue for rectangle arena based sports, concerts & other major events such as sporting World Cups & other major events.

The idea would be to build a Mini City around it with a new Wests Tigers Licenced Club plus shops, offices, hotels and importantly housing.

A combination of rental properties as well as the sale of home units/flats would help offset some of the build cost. Rents from both housing & commercial spaces would deliver an indefinite income.

As I said due to the housing crisis there would be government funding (state & federal) available & possibly even loans at a heavily reduced interest rates & other incentives.

This is where a partnership with Meriton or another big developer would come in, they would shoulder some of the cost for the immediate returns from residential sales & long term returns from the residential & commercial rentals as well as any hotel/s.

It would secure the club's future, would house thousands of potential new Wests Tigers fans and now is a better time than ever with both State & Federal governments desperately trying to get as much housing as possible built. That fact alone would not only mitigate some of the cost, but would give the club plenty of leverage in negotiations.

Look how much money the government has thrown at Penrith Stadium with there no housing or commercial aspect to it.

Especially as South West Sydney is booming & the Western Sydney Airport opening in 2026, this would be a great proposal. It wouldn't need to be a redevelopment of Campbelltown Stadium, there wouldn't be enough land. It would need to be virtually a greenfield project, ideally near a railway or metro line possiblities would be near the old Ingleburn Army Base, Oran Park, Glenfield or Casula.
 
In the early 90'S there was a very solid and valid approach to redevelopment Campbelltown Stadium made and local council and state government said NO and no other has ever been made since.

Council wanted guarantees neither the State Government nor Wests Tigers would give them. They probably regret that decision now.
 
Junior academy/CofE is planned for Cambo isn't it?

We don't need more stadiums around the joint... Just upgrade Cambo... Rail line is there I think the metro to Cambo will pass by eventually.. They could run special trains on game days/nights

I don't think owning your own ground is as crash hot as it's made out to be... As someone mentioned just look at shark park

Build an 80,000 seat stadium. They could get music artists there and make a fortune (like Tottenha, did).

Once we start winning we would regularly sell it out.
 
Completely different markets between championship football and NRL.

This article shows how Brentford when still in the championship generated a profit on 20m pounds - about 40m AUD and their owner had committed 100m pounds to invest in the club. Lst time I checked Wests Tigers operated at a loss and Ashfield leagues had a profit of about 4m AUD (this was a few years ago now). This was all done with the ambition to make it to the premier league where they now have annual turn over of about 300m AUD - or more than an entire years TV revenue for the NRL.

That stadium in LA looks really cool. Arsenal owners KSE built it.

Last year we were fudging $20 membership figures, I don’t think we’re Richie Rich.

Sure it would be an asset, the issue is getting the money to build a stadium let alone the other stuff you mention.
