TIGERS Rozelle Development

Nothing will ever change, the Greens will hold power in that area for a long time.
Have you seen the kinds of people that live in the Balmain/Rozelle/Leichhardt area these days? They care more about fashion, moustache trimming and paleo diets than about rugby league.

Today I received an email of a scanned letter from Leichhardt Council (obviously sent out to local residents) from my strata regarding the Leagues Club development. It was an 8 page pdf so i won't upload all that but basically it was sending out all the details for residents to send in their feedback and any issues they have with the development.

There will be a public meeting on 4th of November at Balmain Town Hall to discuss the proposal.

There's a page on their site apparently which has all the info too, but it's not organised and every detail is included. Perhaps some here may have more time than me to trawl through it all.

I got it too and I live well away on Lilyfield rd. They must have had a wide distribution for it.

*sigh*

I don't blame the developer here. Even though he seems to be at fault via some ridiculous proposals, they've been stuffed around by both tiers of government for too long by constantly shifting the goal-posts. Darcy's imaginary proposal to 'help' has been shown up for what it is - Another waste of rates payers dollars.

All they are going to do by bleeding the developer dry is end up with a far less quality build on the site as they try to re-coup funds.

The Tigers should also be shot for leaving the site abandoned. If they had just put in some proper fencing and posted a security guard, they could have moved back in. They were dealing with a state Labor government that had already back-flipped on a wide number of things!

The Balmain Tigers should just plead with State Govt to give them some property at White Bay in compensation and forget Victoria Rd.

Not sure if they've updated the article since initially posted, but the full actual article is now up on the site, with a couple of quotes frmo Wright.

Leichhardt mayor Darcy Byrne says Rozelle Village's plan would cause traffic havoc, and the site should be rezoned for a smaller-scale development.
The company has significantly reduced its ambitions after its bid to construct 24 and 20-storey towers failed last year due to "unresolvable" traffic and transport issues.
Leichhardt Council, on the other hand, is trying to rezone the site so that towers of only six and eight storeys can be built.
Both parties refuse to budge and are now set to take action to try to get their way.
Rozelle Village director Ian Wright said the company was taking its case to the NSW Land and Environment Court this week, saying the council had taken too long to deal with the development application.
"We've really got to get on with it," Mr Wright said.
"It is a fully compliant development so I really can't see any grounds for the court to object. The council may not like it, but there needs to be something more for them to object."
Leichhardt Council is also set to launch its own appeal to the Department of Planning and Environment, in a bid to have the site rezoned so only a smaller development can be built.
Mayor Darcy Byrne said the site would still be commercially viable at the reduced height but would not cause traffic havoc in Victoria Road.
The redevelopment of the site has been in the pipeline for more than a decade, with four previous proposals for development rejected by the the Joint Regional Planning Panel and the NSW State Planning Assessment Commission.
There is at least one thing the familiar foes agree on: both say they want to see the Wests Tigers return to their spiritual home.
But the clock is ticking.
The Tigers' agreement with Rozelle Village for lease of the site is reliant on a development application being approved by the end of November.
Mr Wright would not say if he would consider extending this timeframe, but was adamant he would not be shouldering the blame for it if the Tigers could not return to Balmain.
"The onus is on the council. We can't approve our own development.
"Everything has to come to an end at some point."

Still no quotes from Darcy, seems odd. I was fairly sure he'd previously been in favour of the approved sizes of 8 and 12 storeys but not the mostrous sizes attempted previously. There was an attempt to rezone the area by the Greens, not sure if Labour agreed with this though. The journo could taking 'the council' as Darcy and not realise Labour is now back in charge.

I find it so obtuse that LC want to block big development on Victoria Rd due to traffic issues, but other councils don't appear to have the same concern with the huge developments going up at Lewisham/Summer Hill, Green Square and Mascot.

Tell me that Victoria Rd cannot handle high-density housing any more than Old Canterbury Rd Lewisham, Railway Tce Lewisham, Botany Rd Green Square, Bourke St Redfern, Canal St Mascot, Gardeners Rd Mascot.

Let's just block all high-density developments in inner-city Sydney, keep them as villages; we already have plenty of space for the 5 million people we have, let's move everyone out south and north West.

I went the other day day to look at buying a unit across the road from Birkenhead point on Victoria road less than a kilometre away.it has two levels of small shops and 7 levels of apartments.it hasn't been built yet but will be completed in 2017.how did that get approved yet Balmain leagues cant…the reason is one is leichhardt council and the other is Drummoyne.

Yep, LC are absolute gumby's. The latest proposal is reasonable and far better than letting rats infest the current area.

Those top floors are worth a bit of $'s. Should be some pretty awesome views from up there of the city, anzac & harbour bridge. Which would be why the developer is pushing the envelope. But maybe they can just meet half way and lop 1-2 stories off the 12 story tower.

The traffic argument is bogus as it's the commercial, not residential, that will be the issue.

Next the will council will be demanding that solar powered 2 storey town houses be built on the site.

Bunch of parasites.

FYI, this was Darcy's reply to the article which was in the SMH.

Council has nothing to do with the decision making process. All state government. Council tried to rezone the area to 6-8 storeys, but NSW gov rejected this. The current development proposal adheres to the zoning permissions of the area, so there's nothing to dispute about that. Traffic _may_ still be an issue

What we need to focus on is trying to get the Tigers the best deal possible in this development. Being charged market rates would kills us. They were going bust before any re-development stuff began, and we used to own the building! Rent is already astronomical in the area, and we'd need to double or triple the income of the previous leagues club just to stay afloat

2 & 3 are interesting points. I am not Byrne's biggest fan but if those points are true that is pretty damning for the developer. If Elias had any part in this he should never be allowed to set foot in the new club (if it ever eventuates,) and should be wiped from the Balmain records and history.

I have to agree CB. I take my comments back too if some of this is true.

Although, the way he tried to spin that development proposal of his, doesn't really make me trust the bloke too much.

Who are we supposed to blame for those multiple ridiculous development applications then?

They were a joke and designed to fail for whatever reason(s),you have to go back to the beginning of this mess to see what parties would benefit from Balmain Leagues going belly up.

There are a lot of Agendas at play here and they all involve the almighty $ not the future and well being of Balmain Leagues. Its just a shame and a even bigger mess.

There are only 2 entities that caused the original ideas to fail .
Those are the previous State Labor government and the (still currently Green controlled) local council.
As for Darcy Byrne - always looking for a headline with his name in it.

Actually wrong on both counts CQ. Labour current controls the council - Darcy has been the Mayor again since about July I think.

The other entity that caused the applications to fail is Rozelle Village. To propose 2x 30+ storeys apartment complexes in a location whose zoning only allowed a maximum of 12\. Even if they hoped for some stretching of the current zonings, expecting them to be tripled was sheer madness. Of course the state governments planning division blocked it. It was ridiculously gargantuan and made no attempt to facilitate the traffic concerns that an extra couple of thousand residents would have on the area.

Ian Wright and his cronies are 1000% to blame for this. I'm a die-hard Balmain fan and want the leagues club back, but the previous applications were just an illogical and diabolical mess.

As for Darcy, he is a politician and will sure enough not come true on all his promises. He has a higher profile than any other local members other than maybe Jamie Parker State and Tanya Plibersek (federal). Of the local ones his 'fame' keeps getting him elected and to be fair he does want to help the Tigers more than anyone else on the council so having him in charge isn't really a bad thing. Can't take everything he says as gospel though.

Caught this this morning, seems the state does leverage it's power when it chooses. Maybe we need to get more Chinese money involved:
