How many poker machines are proposed for the new Balmain Club?
Without millions in annual gaming profits Balmain will remain powerless in the Wests Tigers partnership.
If the new Balmain Leagues Club isn't going to make enough profit to re-establish it's
co-ownership of the Wests Tigers I have no interest in what happens to the Rozelle sight.
Ten or more years as a noisy 24/7 road works depot for all the local basket weaving NIMBYS would be a satisfying outcome.
Maybe Wests Ashfield will offer to buy a share in the ownership of Balmain Leagues.

Even if it gets up, it's a long road before balmain will be able to contribute. There is a substantial amount of debt that they'll need to get in top of first. A new fit out will only add to that.
I would give it around 10 years.
Let's hope the residents decide to work with these developers rather than throw stones again.
At least the traffic issue which was the main contention last time should be resolved by the tunnel underneath from westconnex.

The proposal seeks development consent for a mixed use development comprising a 3,010 m2 club
space for the Balmain Leagues Club, 5,093m2 of retail floor space consisting of a Supermarket and
speciality retailers, 1251, m2 of commercial floor space and 173 new residential dwellings.
The proposal also includes communal and public open space as well as adaptive reuse of older
elements of the site, including the retention of the original facades of properties in Darling Street (this
facade will be structurally supported and refurbished) and the property at 697 Darling Street.
The commercial floor space will provide areas for collaborative shared workspaces, creative spaces,
freelancers, start-ups and small businesses.
The proposal will also introduce flexible live/work spaces would support smaller creative uses,
businesses, start-ups and local businesses.
Potential Impacts (Positive)
• The proposal is generally compliant with the development controls for the site and will
achieve Council’s vision for the site.
• The location of the Club allows for the Balmain Tigers to be the anchor to the town square
and retail precinct. The historic and social relevance of a community club becomes clear
and legible.
• Reintroduction of the Balmain Leagues Club to the locality provides positive impacts with
regards to club membership and sense of place and identity.
• The proposed development may act as a catalyst for future community development.
• The proposed development secures the long term viability of the site and prevents
underutilised or disused space.
• The proposed laneways will provide improved access for the locality and will be activated by
retail and food and beverage uses which are at grade.
**Potential Impacts (Negative)**
No negative impacts identified.
**Benefit Enhancement**
• The Balmain Leagues Club will provide a greater focus on the wider community and families
with a greater focus on the food and beverage offering and minimal gaming areas.
• An increase in community facilities will complement the moderately strong population growth
projected for the Inner West LGA.
• The proposal will enable an ongoing positive urban design outcome for the site. This is in
comparison to the site’s alternate use as a RMS Dive site supporting the future Western
Harbour Crossing Tunnel and Beaches Link project, which will fail to provide important local
housing, commercial and retail uses to the Rozelle area.
Significance of Impact
The proposal is very likely to have a long term positive impact on the character of the local area,
revitalise the sense of community identity and may act as a catalyst for future community
development.

Hi guys…I went to the meeting and all I have to say is......DONT GET YOUR HOPES UP. At the start Darcy Byrne made an impassoned speech saying how much he loves the club and how he wants it back at rozelle.from there it all went downhill....Darcy is a bullshit artist,he just doesn't want it.after a series of speakers there was a Q and A session that went for about 30 minutes.every question was directed at certain people in the audience,all known by Darcy and all against the project.Q1....why hasn't the developer taken in account the use of electric cars and bikes.darcy responded...very good question.Q2....with the hundreds of people having to cross Victoria road.....all at one time mind you to get to the club,how can the area cope..geez guys this club will not be like Panthers.its only a small club for.Darcy responded...it's a concern.what a goose.anyway I just hope I am wrong

Another example of NIMBY. Residents happy to drive their gas guzzling 4WD's into Woolies Leichhardt ie anywhere except where they reside.
Lets face it, the "old Balmain" is dead & just about buried. Hope Gladys & her crew give the locals what they deserve-a huge noisy road excavation site…for at least 10 years!

The developer has recently opened up a portion of the site for parking which has been well recieved by businesses and residents. While not over the line, fear of what might eventuate if the government takes control has definitely softened the opposition to the development.
