This what severly limit what the club can do on the land as the floor space ratio would be greatly reduced.
However it should not matter what Leichhardt council wants to do as the site is still consider a major project under part 3A. The council doccument makes a note of this saying the site is still most likely to be determined under part 3A.
The Liberal party did scrap part 3A after the election but for projects already registered the majority of them will still be decided under Part 3A. The Balmain Leagues club site is still on the major project list and will be decided by the NSW department of Planning under Part 3A and not Leichhardt Council ( a very good thing for supporters of Balmain Leagues).
The NSW government has no love for the greens or Leichhardt Council and the development will get decided by the NSW department of Planning under Part 3A. My feeling is that the development will get through under Part 3A but probably in a slightly reduced format compared to the current plans.
I imagine the development will still be large enough to make it a very viable project and to also pi** off the greens and Leichhardt Council.
