TIGERS Rozelle Development

I thought there may be possible a transport connection (light rail whatever) with the casino there and other places of interest like Powehouse Museum etc. or the club has it's own bus (that many clubs have these days) to nearest rail connection. I think it is Cabravale Diggers whom pick up customers from Central Station (18 miles away approx) and they make a whole day of it out at Cabra. Thanks for all the applause I will stick my head in the ground instead.
 
Ha, show me a NIMBY who only ever walks or catches public transport to work.

No way in heck would I buy an apartment without at least 1 car space, this is Sydney we are talking about here, not central New York.

They are actually looking some in the area mate. Called the Bays Precinct. But it's at least Feb until they unveil the mass transport strategy, let alone get to the build. It might just be ferry ports and/or light rail through the precinct too. Probably nothing up to Darling st.

The only thing currently close is the Rozelle Bay light rail stop, but that's a long way from Tigers HQ.

Would love to see Tigers HQ move to the Bays Precinct and I reckon it might be possible if they fold. Only Tigers Football club needs to stay afloat to maintain the shares with WT, so they might be able to work some trickery if Darcy and Harry T get together.
 
There is no licensed club in the area going backside up that could combine location with? A lot of the ethnic clubs are going backside up due to the next generation integrating. The Catholic Club at Lidcombe has taken over the Ukrainian Club. I am sure every option has already been considered. At least some possible home for Balmain club further down the track. If they go bankrupt does it hinder any further activity? Or they can do what those shoddy builders do and just open under another name?
 
Some posters here are prepared for club (and mayb JT) to throw out the oldies (RF) for the club just to survive but are not prepared to sacrifice car options to save the club. Just being nit picky. Yes better if they get Bay Precinct.

I don't think you realize a few key distinctions mate. cap vs cash. legal entity structures. ownership of WT, private development. What you are saying is not just apples v oranges. It's apples v spaceships.

Harry does not suffer fools lightly.
Who sells a club for $1\. Doesn't have a say in whats to follow and then signs a deadline where they lose the lot. I'll tell you…. IDIOTS!
As if you would give any more money to these dopes.

Balmain Football Club I can understand.

I would say it is a possible maybe.

You realise there is a difference between the Balmain Leagues Club and the Balmain Football Club don't you?

Whatever affects the Leagues Club has nothing to do with WT.

The Balmain football club has to meet it's debt to WT or they relinquish their share.
Still does not affect WT.

What does car options have to do with WT.
 
The sooner Balmain are ended the better for Wests Tigers. This farce has continued long enough.
Fancy mortgaging the future of the club on a development site without DA in a left wing Green Dominated area. Muppets of the highest order.
 
crazy thought process… Location is king for this development based on the 'traffic' corridor of Victoria Road and its accessibility to the city.

They might sell apartments to a few bus loving greenies, but they are next to no chance of filling retail tenancies with a limited/reduced traffic generator. [this is where the real money comes from in these developments] Drummoyne RSL is a perfect example of what limited car parking will do to a licensed club.

Maybe they could offer free segways with each apartment?

Need to pick you up on some of your statements there.

They sold the land for $1 in return for wiping out $23.5 million in debt in 2009\. Considering Balmain paid $8 million for the acquired land + whatever the leagues club land was worth, I think that was a pretty good deal at the time with the Global Financial Crisis in full swing (their first developer went bankrupt with the GFC and Balmain was about to be placed in receivership in 2008 by their bank)!

The current developer did put the land up for sale for $70 million last year but as far as I'm aware there was no interest.

Also they did get a say with obtaining the right to build a new leagues club with the deadline extended now 6 years passed the sale date and a further $7 million borrowed.

How do you think the club should have handled it? How long do you think that a club could survive with $23.5 million in debts and no revenue coming in? Do you not recall that the State government forced the club to close in 2008? There really was no other option then finding a developer (again with the GFC there weren't many options other then Elias and his cronies whom sniffed Blood).

The club unfortunately was doomed to fail in trying to work with a lefty Leichhardt council which backtracked on its promises and then copping the then dodgy Labor party and its ill fated Metro line project.

Drummoyne RSL has now been knocked down with apartments to follow, they can use Renwick St for entry/exit therefore bypassing Victoria Rd controls. One development along Victoria Rd Drummoyne managed to secure Harris Farm as their tenant. Been open about 2 weeks now and that place is pumping with the secret being to have carpark entry from Formosa Street as they could never get access to Victoria Rd entry/exit like Balmain Leagues prev had.

Balmain Leagues is similar in that it has an alternate entry in Waterloo Street, if they can ever agree on building heights you will see an Aldi/Woolworths in there and some type of lefty whole foods store. Darling St will die not long after with most shops centred around the club area

Not disagreeing with your post but from my side of things there were other options available,they should have gone with a established developer,such as Harry,not a bunch of wannabees,hopelessly out of their depth with $ signs as their only motivation,not the future of Balmain Leagues.
Anyway end result is a giant mess,with,at this stage,generations of hard work & planning by people that only had the Club's future at heart,down the drain.
This Council amalgamation thing is just another spanner in the works.
My life will go with or without Balmain Leagues but its just a shame….
 
With hindsight a shame the state govt did not give the club an option to build above the proposed metro line. But looking at Rozelle Village plans there is no way they could be approved about 30 floors with the sun shadow in the winter time. Completely unfair for large number of houses on southern side of club. Completely agree with Basil Tiger above.

I know that even 5 storeys high creates a massive shadow.

Do they put retail space out to tenant in that manner? "550 sqm retail space, rear access and basement storage, suitable for mixed business or lefty wholefoods store".

Balmain Tigers members and supporters and fans have a new lease of hope for the future of the Mighty Tigers Leagues Club.
Director of developer Rozelle Village tells us he is optimistic of success when his application goes to the Land and Environment Court on December 17 sideswiping the Leichhardt Council’s loonie lefties and greenies.
The new application is fully compliant of Council controls and requirements and will comprise 3,600 square metres Tigers Club premises along with 366 car spots and two residential blocks of only twelve and eight stories.
Tigers footy and Leagues Clubs AGMs are this Sunday 9am at Tigers Five Dock. Get along a cheer them on. See ya there.
