The new D.A. will bypass the Council approval process & go straight to the top!!

Given it was a failed-NSW Govt initiative that required the intial shut-down & re-development - the Govt of the day will be amenable to rubber-stamping the changes without facing further legal liabilities!!!

I dont understand how. The old DA was ;

(a) Demolition of all existing buildings.
(b) Excavation to provide for six basement levels providing 550 car spaces, loading/unloading bays, specialty retail shops, restaurants and a supermarket, access via Victoria Road and/or Waterloo Street.
© Construction of a public plaza level with pedestrian access via Waterloo Street, Darling Street and Victoria Road, containing specialty retail, restaurants, commercial offices and a new club premises.
(d) Construction of new infill retail/commercial buildings on Darling Street.
(e) Construction of new two (2) and three (3) storey residential townhouses and apartments on Waterloo Street.
(f) Construction of three residential apartment buildings:
- Building A (located on southern part of the site) proposed to be thirteen (13) storeys
- Building B (located on western part of the site) proposed to be six (6) storeys
- Building C (located on northern part of site) proposed to be eight (8) storeys.
(g) The total number of dwellings proposed is 145.
(h) Remediation of the site.
(i) Construction of a pedestrian bridge across Victoria Road and located partly on Rozelle Public School (fronting Victoria Road).

**Most points were knocked back.**

What will the new DA consist of :question:

Who will fund it 😕
 
exactly the same thing id say and by the same people but the new state gov will pass it while telling the greens to bugger off

Who will fund it 😕

All you need to know bug is that it is fully funded by a development consortium!!!

The original D.A. (that you quote) was predicated on the NSW Govt model - and following the agreed compensation from the Govt for abandoning a project in breach of extant contract(s) - a new model has been developed for repatriation & regeneration of the site that we still fully own!!!

Are you planning to lobby against it from "St George territory"??
 
I am all for the development and hope all goes well. It must be said though that it is too early to suggest that there is light at the end of the tunnel.

The light remains a tad dim - but there is plenty of confidence from our corporate backers!

It remains prime real estate by any person's language and the NSW Govt has no legal grounds to deny the negotiated compensation after the light-rail saga!!
 
The area would come to life if this comes through. It's all quite run down and drab. This development would pump life into the area. Councils really don't make decisions that reflect what the constituents really want. They have hidden agendas fuelled by greed and personal satisfaction. Unfortunately the Balmain Leagues Club have felt the full brunt of this side of politics for the last four years. There are no environmental issues what so ever and the economic benefits for the area would be enormous.

From a Balmain die-hard (& Wests Tiger through & through) - I sincerely appreciate the support brother!!

We have some really good corporate operators on our side who won't go down without a fight!!

Wests and Balmain as separate entities are dead at the top tier. They are not coming back.

On the one hand I can understand where theyre coming from.
I like the Darling st strip, the small mom & pop shops, the yuppie art shoppes the little pubs etc ….no Westsfields K-Marts Targets or bloody Bunnings anywhere, a big steel & glass club // shops // apartment block would stick out like a sore thumb

That said I only visit the area a few times a year so I really couldnt give a stuff about aesthetics and architecture, and I love my league a little bit more than my history, so bring on the new BLC - Balmain have been a big part of this household wether I like it or not
 
It is postulated that any shopping precinct with modern ammenities and any decent car parking will afect the local businesses.

Who knows if that is true though. Urban residents tend to be creatures of habit. It could spell the end of the worst Woolworths on the planet though

i think the worlds worst woolies is already situated on darling st just down the hill a little.

Well then how will the BLC development affect Darling St shops in Balmain?

Traffic…much more traffic, loss of trade....why go to the local buthcher when woolies has your snags 50c/kg cheaper - AND you can get your dunny rolls at the same time

Maybe but there already is a Woolies in Balmain and the average basket weaver enjoys paying $8 extra a kilo for sausages which taste the same as the supermarket type. Anyway there will be no shortage of niche shops in "the village" in either case.
